It’s what keeps the interior dry, clean, and safe from external forces like pesky bugs and pouring rain. But when your commercial roof is compromised, it may not be able to do its job—and that can put your building and the people and things within at risk. To keep your roof in top shape 24/7, here are five signs you need to repair your commercial roof. If you notice one or more of these signs, contact your local roofing contractor about commercial roof restoration stat! Skyrocketed Energy Bills Was your last energy bill mysteriously high? A damaged roof could be to blame. A roof with cracks or holes in it or a roof that’s lost its reflectivity will be less efficient at controlling temperature. This forces your heating and cooling system to work harder to maintain the temperature of your building, which leads to a substantial increase in energy use and higher energy bills. Sagging If your roof is sagging or has visible low spots, something’s wrong! Excess weight (rain, snow, debris) is a common cause of this phenomenon, but a broken roof deck joist or compressed insulation can also cause it. Leaking A leaking roof can cause all sorts of problems, from structural and foundational damage to mold and mildew growth. If you notice water spots on the walls and ceiling of your building, missing or damaged shingles or flashing, or mold where the exterior wall meets the roof, there’s a high chance you have a leak. Damaged or Missing Flashing The roof flashing keeps your roofing materials secure and creates a seal that keeps out moisture. If the flashing is missing or damaged, rain, debris, and other external elements can sneak inside your building and wreak havoc. Clogged Downspouts The next time it rains, throw on a raincoat and rain boots and go stand near the downspouts. Not noticing much water flow out? Your roof drains could be clogged. This can lead to ponding, bubbling, sagging, and moisture damage. While these aren’t the only signs you need to repair your commercial roof, they are some of the most common.
